How to Set Seasonal Pricing for Campsite Pitches

Demand at a campsite is never flat. A pitch in the first week of August is worth far more than the same pitch on a wet Tuesday in March, yet many sites charge the same price all year. Flat-rate pricing leaves money on the table in peak weeks and scares off campers in the quiet ones. Seasonal pricing fixes both, and once it is set up it runs itself.

The cost of charging one price all year

A single rate is simple, but it is rarely the right number. In peak season you could have charged more and the pitch would still have sold, so every booking is a small loss. In the off-season the rate is too high for the demand, so pitches sit empty that a lower price would have filled. One price cannot be right for both, and a campsite has both every year.

What seasonal pricing means

Seasonal pricing simply means the rate follows demand. You divide the year into seasons and set a price for each, so the same pitch costs more when everyone wants it and less when they do not. It is the same logic hotels and airlines have used for decades, applied to your pitches.

Peak, shoulder and off-peak

Most sites work well with three or four seasons. Peak covers school holidays and bank holidays, where demand is highest. Shoulder covers the busy-but-not-frantic weeks either side. Off-peak covers the quiet stretches where a lower price keeps occupancy up. School holidays, weekends and local events are the obvious peaks to capture, and they are where the extra revenue comes from.
