One Control Centre for the Entire Site
The owner panel is the control centre for your whole campsite. It pulls the diary, the back office, the front desk and the gate into a single screen — so instead of jumping between a paper book, a spreadsheet, a card machine and three OTA logins, every part of running the site lives in one place that updates in real time.
Open it and the day is laid out in front of you: who is arriving, who is already on site, who is leaving, and exactly what is still owed. From the same screen you can take a booking over the phone, move a guest to another pitch, change their dates, add an electric hook-up or a dog, and take the payment — without switching tools or ever losing sight of availability.
It is built for the way small sites actually run: quickly, on whatever device is to hand, often with a car waiting at the barrier.
Everything It Used to Take Four Tools to Do
A live availability and occupancy calendar. Every pitch sits on one grid against every date, colour-coded for confirmed bookings, provisional holds, maintenance closures and OTA blocks. You can read your whole season at a glance, spot the midweek gaps that need filling, and tap any stay to open the booking behind it. Because the grid updates the instant a booking is taken or cancelled — online, over the phone, or from a connected channel — it is always the single source of truth for what is free and what is not.
Take and manage bookings yourself. Not every guest books online. When the phone rings or a car pulls onto the forecourt, you take the booking yourself in seconds: choose the pitch, the dates and the party, add any extras, and take a card payment or a deposit. It drops straight into the same system as your web bookings — no second diary, no double entry, and no risk of selling the same pitch twice. Phone bookings, walk-ins and online bookings all live in one list you can search by name, pitch or registration.
Amend any booking without the back-and-forth. Guests change their plans, and on a small site you are the one who sorts it out. From the panel you can move a booking to a different pitch, shift the dates, change the number of adults, children or vehicles, and add or remove extras. The system re-checks availability live and recalculates the balance for you, so what used to mean crossing out a paper diary and working out the difference by hand is now a few taps that everyone can see.
Add, edit and manage your pitches and zones. Your site is not fixed in stone and your booking system should not be either. Add a brand-new pitch when you open up more ground, edit the name, photos and details of an existing one, group pitches into zones such as the meadow or the hardstandings, or take a pitch offline while it is being worked on. It is all done from the panel — no developer, no support ticket — and the new availability appears for guests the moment you save it.
Seasonal pricing and the extras you sell. Set your peak and off-peak rates, minimum-stay rules and the add-ons you offer — electric hook-ups, firewood, dogs, hot tubs, late check-outs — and decide which apply to which pitch types. Change a price for next season once, in one place, and it flows through every booking and every channel automatically.
Channel sync that stops double-bookings. Pull availability in from Pitchup, Hipcamp and other channels by iCal, and push your own calendar out to them, so a pitch booked on one channel is closed off everywhere else without you lifting a finger. The double-booking phone call — the one that costs you a refund, an awkward conversation and a one-star review — simply stops happening.
Payments, balances and a full audit trail. See exactly what each guest owes, mark a balance as paid, or send a secure pay-by-link for the remainder. Every action — every amendment, payment and cancellation — is logged against the booking, so on a busy site run by more than one person, you always know who did what and when.
Every Direct Booking Keeps More in Your Pocket
Every booking taken through your own site and your own panel is a booking you keep in full — no per-booking commission disappearing to a marketplace, no waiting weeks for a payout, and the guest's details are yours from the very first night. The owner panel makes taking and managing direct bookings as quick as the big channels make taking theirs, so there is no reason to hand a slice of every stay to someone else.
The OTAs still have their place for filling quiet midweek gaps, and the panel works happily alongside them through channel sync — but the more of your business that runs direct, the more of your revenue stays with you, here in Cumbria.

Pitch types
Rename a label, set an icon, turn a type off, or drag the order. The 8 presets can't be deleted (toggle them off instead). You can also add your own custom types (Yurt, Treehouse, etc.) and delete a custom type once nothing uses it. Each type has a shortcode you can paste on a page to embed a direct-book widget that prefills the type.

Size variants (optional)
Charge different prices per unit size (e.g. Small tent £10, Large tent £18). Pick a pitch type to configure. Types with no variants keep their normal pricing.
Pricing & seasons
First set your seasons (the date ranges, e.g. Peak and Off-peak). Then pick a season below and give each pitch its price — add a “Per night” line for the nightly rate, plus any extras (dog, awning, extra car…).

Named booking options guests pick during checkout — e.g. Standard Rate, Non-Refundable −10%, Save 5% for full payment. Each plan can adjust the total, force a specific deposit percent, or lock the payment model.

Closures
Close dates so guests can't book them. A site closure blocks every pitch (a winter shut-down, a private event). Pitch maintenance takes one pitch out of service (a flooded field, a broken hook-up). Closures can't be placed over a confirmed booking.

Vouchers
Discount codes guests type at booking — a percentage or a fixed amount off the stay price, with optional validity dates, a minimum stay or spend, and a usage cap. Validity dates apply to the date the booking is made, not the arrival date. Vouchers work on direct bookings only (website + phone), never on imported OTA bookings.

Keep this site and your listing channels (Pitchup, Hipcamp, Airbnb, Booking.com…) in step. Export shares a pitch’s booked dates as a link the channel reads; import pulls a channel’s bookings in so the pitch shows as taken here. Imported feeds also refresh automatically every hour.
